Technical Director – Real Estate Development

NESTIN is an independent Brussels-based real estate developer active in industrial/logistics, office and residential projects across Belgium. To support the next phase of our growth, we are looking for an experienced Technical Director to take ownership of the technical side of our projects.

As Technical Director, you are the key link between NESTIN and all external partners involved in our projects, and the single point of accountability between development, design teams and contractors. You manage several projects independently and keep full oversight from preparation and execution through to handover.

Key responsibilities

•   Budgets and feasibility: prepare construction budgets and technical studies for acquisitions; provide early advice on technical risks and cost optimisation; monitor budgets and flag deviations early.

•   Design and permitting: select and coordinate the professional team (architects, engineers, safety coordinator, EPB and fire safety advisors); review designs and specifications; follow up permit applications and technical conditions.

•   Tendering and contracting: define the procurement strategy and prepare tender packages; analyse offers, lead negotiations and prepare contractor agreements.

•   Construction management: supervise execution on site; manage planning, quality, safety and change orders; chair site meetings; handle orders, invoices, progress statements and cost control.

•   Delivery and aftercare: manage provisional and final acceptance, snag lists and handover files, and follow up warranty obligations with contractors.

•   Reporting: report regularly to management on progress, budgets, risks and planning.

Your profile

•   At least 10 years of experience in construction project management, gained with a developer, general contractor or engineering/project management firm.

•   A proven track record across different types of real estate projects.

•   Strong command of construction costs, budgeting, tendering and contract negotiation.

•   Solid knowledge of Belgian building regulations and practice (permits, EPB, fire safety, acceptance procedures).

•   Fluent in French and/or Dutch, with a good working knowledge of English.

•   Autonomous, structured and a team player.
