What is a Built-to-Suit building?
A Built-to-Suit — turnkey — building is designed and constructed specifically for one occupier, from its process, volumes and technical requirements, rather than leased as-is in an existing speculative building. In practice that changes five things:
- Clear height matches your actual stacking height, not a market standard.
- Floor loading is sized for your machinery or racking — neither over-specified nor too light.
- Loading docks come in the right number, at the right height, with a yard depth that matches your vehicle rotation.
- Electrical capacity follows your process needs, including headroom for growth.
- Office and sanitary areas match your headcount, with no square metres paid for nothing.
In exchange, a Built-to-Suit project requires a longer commitment — a long-term lease or an acquisition at delivery — and a lead time that includes the planning permit.

The occupier gets the clear height, loading docks, floor loading capacity, electrical power and office space it actually needs, under a long-term lease or an acquisition at delivery. Nestin runs the project end to end: land sourcing, planning permit, design, construction and delivery.

Yes. Nestin develops mixed-use districts and buildings that combine offices, homes and retail. The reference project is Botania on Boulevard Bischoffsheim in Brussels, facing the Botanical Garden: a fully redeveloped and delivered eight-storey building with 30 apartments, one street-front office and two shops.
